September brought another active month for Staten Island real estate. Closed sales and the median sold price both edged higher from August, while more homes entered the market and properties took a little longer to sell. Here's a closer look at the latest numbers and what they may mean for local buyers and sellers.

What Happened in the Staten Island Housing Market in September?
Staten Island recorded 324 closed residential and multifamily sales during September, compared with 315 in August. Another 271 properties were reported pending, while 475 new listings entered the market during the month.
The median sold price reached $767,450, slightly higher than August's $765,000 median. Homes reported as sold averaged 57 days on market, compared with 49 days in August.
Sellers received an average of 98.31% of their final asking price based on the September sold statistics. That suggests buyers are still competing for well-positioned properties, while pricing and negotiation are becoming increasingly important.

September offers sellers some encouraging news. The median sold price remained strong and closed sales increased slightly from August. But the increase in available inventory means sellers should pay close attention to how their home compares with competing properties.
With 1,095 properties currently active within the search parameters used for this report, buyers have more choices. That can make the first impression of a listing even more important.
Pricing a home based solely on what another property sold for several months ago can be risky. Current competition, condition, location, presentation and buyer demand within a particular price range all need to be considered.
September also recorded 100 properties coming back on the market and 70 expired listings. A listing doesn't automatically become a successful sale simply because Staten Island's overall market remains active.

One of the most interesting things about September is that we're seeing more inventory without a meaningful decline in the median sold price. That's an important distinction.
Buyers have more homes to consider, but that doesn't mean a properly priced and well-presented property can't perform very well. For sellers, however, there is less room to ignore the competition.
