Square Footage Only Tells Part of the Story
Square footage is one of the first details buyers look at in a real estate listing, but it should never be the only consideration. While size does matter, the way a home is designed, arranged, and experienced can be even more important.
After years of helping buyers and sellers throughout Staten Island, I have seen homes with modest square footage feel open, comfortable, and functional — and larger homes feel cramped simply because of an awkward layout.
The truth is simple: the best home is not always the biggest one. It is the one that works best for your lifestyle.

A well-designed floor plan can make a smaller home feel larger, while a poorly planned larger home can feel less functional. That is why buyers should evaluate how a home flows — not just the number on the MLS.
The Elements of a Home That Lives Beautifully
Functional Flow
A strong layout creates a natural flow from room to room. Common spaces like the kitchen, dining area, and living room should feel connected and easy to move through.
Private spaces, such as bedrooms and home offices, usually feel better when they are slightly separated from the main living areas.
Usable Space
Not all square footage is equal. Odd corners, oversized hallways, awkward nooks, and rooms that are difficult to furnish can reduce how useful a home actually feels.
A smaller home with well-planned rooms may feel more comfortable than a larger home filled with wasted space.
Ceiling Height
Ceiling height can dramatically change how a room feels. Higher ceilings can make a space feel brighter, larger, and more luxurious.
This is one reason two homes with the same square footage can feel completely different in person.
Furniture Placement
A great layout gives buyers flexibility. If walls are too short, doorways are poorly placed, or angles are awkward, furniture options become limited.
The right floor plan allows a room to feel inviting, balanced, and easy to live in.
Sight Lines
Long, clean sight lines can make a home feel more open and spacious. When you can see naturally from one area into another, the home often feels larger.
However, good design also protects privacy. No one wants the bathroom or messy kitchen sink to be the focal point from the dining room.
Natural Light
Natural light is one of the biggest factors in how a home feels. Bright spaces often feel larger, warmer, and more welcoming.
A home can have generous square footage but still feel closed in if the layout does not allow enough light to travel through the rooms.
What I See Touring Staten Island Homes
Many Staten Island homes have very different layouts depending on the style, age, and neighborhood. A classic Colonial may offer formal living and dining spaces, while a ranch may provide easy one-level living with very little wasted space. A split-level may give great separation between entertaining areas and bedrooms.
This is why I always encourage buyers to tour homes in person before ruling them out based only on square footage. A property that looks small online may feel surprisingly spacious once you experience the flow, natural light, ceiling height, and room placement.
For sellers, layout matters just as much. The right furniture placement, lighting, staging, and presentation can help buyers understand how functional a home truly is.
