Staten Island Real Estate Market Update

June 2026

Inventory continued to expand in June while buyers remained active, creating new opportunities for both Staten Island buyers and sellers.

Local Market Perspective

More Homes Entered the Market, but Buyer Demand Remained Steady

The Staten Island housing market continued to evolve throughout June as more homeowners placed their properties on the market and buyers remained actively engaged.

A total of 570 new listings became available during the month, giving buyers more choices and creating additional competition among sellers.

At the same time, 351 homes went into contract and 331 properties closed. These numbers show that buyers are still making decisions and moving forward when a home is priced, presented, and marketed appropriately.

Market Insight from Joann

Buyers Have More Choices, but the Best Homes Are Still Moving

June's numbers suggest that Staten Island is gradually moving toward a more balanced market. Buyers are seeing more inventory, but demand has not disappeared.

Homes that enter the market at a realistic price and make a strong first impression continue to attract attention. Sellers can no longer rely on market momentum alone—strategy matters.

Inventory

What 570 New Listings Mean for Staten Island

The increase in new listings gives buyers more options across different neighborhoods, price ranges, and property types. It may also reduce the urgency that buyers felt when inventory was more limited.

For sellers, additional inventory means there may be more competition. Buyers are comparing condition, location, features, and value before deciding which homes deserve an offer.

This makes thoughtful preparation, accurate pricing, professional photography, and strong digital marketing increasingly important.

For Sellers

Pricing and Presentation Matter

With 82 expired listings and 67 homes returning to the market, sellers should pay close attention to pricing, condition, and the strength of their marketing strategy.

For Buyers

More Inventory Creates Opportunity

Buyers now have more homes to compare, but desirable properties can still move quickly. Preparation and clear decision-making remain essential.

Timing

Average Market Time Reached 63 Days

Homes averaged 63 days on the market in June. That figure provides a useful overall snapshot, but it does not tell the entire story.

Market time can differ significantly depending on neighborhood, property condition, price range, home style, and competition from nearby listings.

A Closer Look

Why Did 82 Listings Expire?

An expired listing does not necessarily mean there was no demand for the property. In many cases, the home may have been positioned above what buyers were willing to pay or may not have received enough online exposure.

A home that did not sell the first time may still sell successfully with a fresh pricing, presentation, and marketing strategy.
