Staten Island Real Estate Market Update – October 2026
Staten Island's median sold price reached $800,000 in October 2026. While home prices reached a notable monthly benchmark, closed sales slowed and more listings expired. What does this mean for homeowners, buyers, and sellers as we approach the end of the year?

What Happened in the Staten Island Real Estate Market in October?
October brought an interesting combination of stronger median pricing and slower closed-sale activity across Staten Island. According to the Staten Island MLS, 307 residential and multifamily properties sold, compared with 324 in September.
The median sold price increased to $800,000, compared with $767,450 the previous month. This represents an approximately 4.2% month-over-month increase.
At the same time, 390 new listings entered the market and 282 properties were reported pending. Homes that closed in October averaged 52 days on market, five days fewer than September.
These figures suggest that buyers remained active, but the market was not performing uniformly. Well-positioned homes could still attract interest, while other properties faced challenges related to pricing, condition, or competition.

Staten Island's Median Sold Price Reaches $800,000
October's $800,000 median sold price is an important monthly benchmark. It shows that the midpoint of completed sales increased compared with September, even though fewer properties closed.
However, a higher median does not necessarily mean every Staten Island property increased in value. Changes in the types, sizes, locations, and price ranges of homes sold can influence the monthly median.
For homeowners, this is why an Island-wide statistic should be considered alongside recent comparable sales in their specific neighborhood.
Inventory, Expired Listings, and Buyer Activity
The October MLS report recorded 390 new listings, down from 475 in September. The report generated November 3 showed 1,106 current active listings within the residential and multifamily search parameters.
Another important figure was the number of listings that expired. October recorded 102 expired listings, compared with 70 in September. Additionally, 78 properties returned to the market.
An expired listing does not automatically mean a home was overpriced, and a property returning to the market can happen for several reasons. Still, these figures reinforce the importance of understanding the competition and responding to buyer feedback.
What Does October's Market Mean for Staten Island Home Sellers?
The $800,000 median sold price is encouraging, but sellers should look beyond that headline when preparing to list their homes.
October's overall sale-to-list ratio was 97.63%, meaning properties sold for an average of approximately 97.63% of their final listed prices, based on the MLS summary.
With more than 100 listings expiring during October, sellers should recognize that an active market does not guarantee a successful sale.
A competitive listing strategy should include accurate pricing, professional presentation, effective exposure, and a clear understanding of what buyers are comparing. These decisions become especially important when a home is competing with similar properties.

What Does the October Market Mean for Homebuyers?
Buyers should not assume that a higher median sold price means every property is becoming less affordable or that negotiating opportunities have disappeared.
October's average sale-to-list ratio was below 100%, suggesting that negotiation remained part of many transactions. However, the opportunity to negotiate depends on the individual home, its asking price, condition, location, and competing buyer interest.
Buyers may benefit from evaluating homes that have been listed for an extended period, recently returned to the market, or are competing with similar properties. A well-priced home in a desirable location may still require a strong offer.

A Strong Median Price Doesn't Tell the Whole Story
What stands out to me about October is the contrast between the $800,000 median sold price and the increase in expired listings. These two figures can coexist, and they highlight why it is so important to look beyond general market headlines.
Sellers should feel encouraged by continued buyer activity, but they also need to understand how their property compares with the homes buyers can choose from today.
The market for a detached home on Staten Island's South Shore may look very different from the market for a condo, co-op, or multifamily property elsewhere on the Island.
My approach is to look at the individual property, the competition, and the most relevant recent sales before recommending a pricing and marketing strategy.
There's always more behind the sale.
