Joann's Market Insight ✦

September's numbers tell an interesting story. Closed sales increased slightly and the median sold price remained strong, even as more homes became available to buyers.

At the same time, average days on market increased from 49 to 57. To me, that reinforces something important: more inventory does not necessarily mean falling home values, but it does mean buyers can be more selective.

For sellers, pricing, presentation, exposure, and negotiation strategy become even more important when buyers have additional choices. And for buyers, the Island-wide statistics are only the starting point—the opportunities can look very different from one neighborhood, property type, and price range to another.
