The Staten Island housing market remained active through August 2026, with hundreds of new listings entering the market, 315 closed sales and another 285 properties moving into pending status. At the same time, buyers are seeing more choices, making accurate pricing and strong presentation increasingly important for sellers.

What Happened in the Staten Island Housing Market in August?

August brought 435 new residential and multifamily listings to the Staten Island market. During the same reporting period, 315 properties closed and 285 properties were reported pending.

The median sold price was $765,000, while properties recorded as sold averaged 49 days on market.

Those numbers tell us that Staten Island real estate continues to move, but they also show why sellers need to pay attention to the competition. Buyers have more properties to compare, and a home that enters the market without the right pricing and marketing strategy can quickly lose momentum.

One number worth watching: 86 properties came back on the market during August and another 64 listings expired. Homes are selling, but not every property that enters the market successfully reaches the closing table.
